Industrial land in Dholera

The plan, the parcels and the allotment basics, sourced.

The DSIRDA Sanctioned Development Plan sets a total industrial area of 11,000 hectares, split into multiple industrial clusters, with about 3,000 hectares of gross industrial land in Phase I. Parcels range from 0.5 to 150 hectares and can be combined into larger contiguous areas, which is the main advantage over crowded legacy industrial estates.

Allotment and status

The NICDC Delivery Monitoring Unit report (30.06.2026) records 14 plots totalling 545 acres allotted in Dholera, of which 476 acres are industrial, with TATA Chemicals as the anchor investor, and 1,043 acres of industrial land plus 1,031 acres of other land readily available for allotment. Land inside an approved TP scheme is treated as non-agricultural by Gujarat rule.

Costs you can rely on

  • Stamp duty and registration in Gujarat: 4.9% + 1%.
  • Activation-area trunk infrastructure packages: Rs 2,784.83 crore, with matching government equity released.
We do not quote plot prices. Broker per-unit prices are not reliably sourced. Verify any specific parcel on GUJRERA and confirm its Final Plot number.

The verification every buyer should run

Dholera is a regulated, planned region, so due diligence is specific, not generic. Before any payment on a plot, confirm five things. One, the town-planning-scheme status and the Final Plot number of the exact parcel, matched to the survey number. Two, non-agricultural status, which applies automatically to land inside an approved TP scheme but not to raw land marketed as being "in the SIR". Three, the GUJRERA registration of any plotted development, checked live on gujrera.gujarat.gov.in. Four, a clean title chain: the sale deed, the mother deed, a 30-year encumbrance certificate, the 7/12 extract and up-to-date tax receipts. Five, the promoter's actual delivery record, not its marketing. If any of these cannot be produced, treat that as the answer.

How this page is sourced

Everything on this site is held to one standard so you can trust it enough to act on. Every figure is tagged by where it comes from: green for government or official sources, amber for national or trade press, and red for broker or unverified claims, which we flag rather than repeat as fact. Every figure carries a date, because Dholera moves and a number that was right last year may not hold now. Anything framed as a future event, an opening, a first chip, a completion, stays labelled as a target until a government source confirms it happened. We do not sell plots, we do not publish invented reviews or registration numbers, and where a fact is not reliably available we say so instead of guessing. The full method and the primary sources are on the sources and methodology page.

Read the tags as a confidence meter. A green figure is something you can plan against today. An amber figure is credible but worth confirming before you build a decision on it. A red figure is a claim we are showing you so that you can recognise it, not one we stand behind. When two sources disagree, we say so and show the more authoritative one rather than averaging them into a number that is nobody's actual figure. The point of all of this is simple: you should be able to act on what you read here, and check any of it yourself, without wondering whether a number was quietly invented to make the picture look better than it is.
